In Arizona, foreclosures are called 'Trustees Sales'. From the time the owner being foreclosed on receives notice that their home will be sold at auction, there is a 3 month period to make all debts current or pay-off the loan entirely. To stop foreclosure, in most cases, one cannot make 'partial payments'. The owner must catch up all payments and foreclosure costs incurred in one lump sum.
When we are in the middle of major stress, we don't think about things like credit being important. Sorry to say it is. If your credit is bad, it is often difficult to even rent a home. If you have a foreclosure on your record, not only do you risk not being able to buy another house, you may have problems getting credit cards or getting a car loan. Don't let it go. There are foreclosure solutions!
Selling your pre-foreclosure home is an option that can actually benefit you. Some folks may blow this off as no problem and think that in the worst case scenario they will sell their home at the last minute and still save their credit. The problem with this is that selling a house is not a simple chore.
Selling Your Home Yourself................. If done on your own as a 'for sale by owner', the exposure to the real estate market is slim compared to the exposure a home listed with a realtor gets. If you put an ad in the paper & had a cash buyer the next day, on a good day it would usually take at least 3 weeks minimum for the title company to complete their paper work, title searches etc.
Listing With A Real Estate Agent................ Listing with a real estate agent might be an option if you have a enough equity in your home to pay the realtor commissions and still pay the loan and if you list it the minute you are notified of foreclosure. Why do I say all of this? 1. Because the realtor will usually get 6% of the sale price for his or her commission. 2. The fees encountered paying off a loan in pre-foreclosure will be taken off the top. 3. Your realtor may advise you to do some paint & fix-up to give your home some 'curb' appeal. For most people this is time and money they do not have.... if they did, they probably wouldn't be facing foreclosure in the 1st place. 4. Unless you have a realtor you seriously trust, your home may be poorly marketed and priced too high or too low to attract buyers and/or still show a profit for you. Too be honest, selling a house yourself or with a realtor is stressful in itself. No matter which way you decide to sell, you must deal with phone calls, people walking through your home, leaving while it is being shown, caging or tying up your pets & keeping it neat and clean all the time for showing. This part always drives me crazy!  Let Us Buy Your Home Fast... What we propose is that if you decide selling your home is the best option for you, call us before you list with a realtor or go to the hassle of trying to sell your self. If at that time, you don't want to deal with us or sell your home to us, fine, but at least let us listen to your situation. In most cases, even if you don't have much equity in your home, we can buy it from you, save your credit. In this case, only have 2 people walk through your house (Dave & I), you can keep your pets loose, (unless they bite) not bother to clean your house for showings, don't spend time or money on repairs, avoid red tape & jumping through hoops. In most cases we can close in 30 days or less. You will have saved your credit and have a few bucks in your pocket. Saving your credit will enable you to move on. Find another home that is more affordable, until you are 'steady' on your feet financially.
